SAP Calculations for New Builds
– How Do They Work?

In order to demonstrate compliance with Approved Document L 2021, you must provide your Building Control Inspector with a SAP calculation for each new dwelling.

The SAP calculation is the government’s approved methodology for calculating the energy performance of dwellings. The process is carried out in two stages:

•As Designed stage
•As Built stage (includes issue of SAP-EPC document)

The SAP calculation determines, amongst other performances, the annual CO2 emissions. To achieve Part L 2021 compliance, the following criteria must be achieved:

•Dwelling Emission Rate (DER) must be no greater than the Target Emission Rate (TER)
• Dwelling Fabric Emission Rate (DFEE) must be no greater Target Fabric Emission Rate (TFEE)

We work alongside our clients, helping them to a cost effecting design which is not only compliant with Part L requirements, but also meets local planning policy and regional carbon targets. We assess projects from architects drawings, construction details and building services design, meaning there is no need for site visits.

Particularly we encourage ‘fabric-first solutions’ and will ensure that a project always meets the Building Regulations Part L 2021 requirements.
