Air Tightness Testing

Air tightness is a very important issue in the designing and building of low energy dwellings.

Uncontrolled air leakage through the fabric of a building creates heat loss and this reflected very significantly in the results produced by the SAP standard assessment tool.

Air permeability testing is a mandatory requirement for newly built dwellings under Part L of the Building Regulations – and a pre-requisite for producing the final stage ‘As Built’ SAP calculation and SAP-EPC document for the dwelling.

For large developments, there are rules for sample testing. However there are penalties for untested properties, so most clients now choose to have every individual unit tested, in order to meet the ever increasing energy efficiency targets.
