SAP Calculations have Changed from 15th June.

The government objective of phasing out fossil fuels steped up from 15th June 2022, with the key change of reducing CO2 emissions on new build homes by a further 31% compared with the previous requirements.

This will inevitably lead to the increase of renewable energy installations - particularly heat pumps, to achieve Part L compliance.

Whilst the major changes apply to new build homes, the required fabric thermal specifications for conversions and extensions have also been uplifted.

These 15th June changes to Part L of the Building Regulations have been some years in formulation and we at Surrey Energy have been following the journey to finalised outcome, for some time. Hence we are well equipped to assist our clients - and particularly architects - to design homes that comply with the new Part L(2021) requirements.

Based near Weybridge in Surrey, whilst our client base is mainly from the south of England, we are pleased to provide our services to projects in any part of the country.

SAP CALCULATIONS for New Builds

In order to demonstrate compliance with Approved Document L 2021, you must provide your Building Control Inspector with a SAP calculation for each new dwelling. We work alongside our clients, helping them to a cost effecting design which is not only compliant with Part L requirements, but also meets local planning policy and regional carbon targets.

Planning Energy Statements

An Energy Statement is often required by the Local Planning Authority (LPA) to demonstrate how a development will meet their local energy and sustainability policy. In many cases the LPA planning conditions are more demanding than the National Building Regulations. e.g The London Plan.

Surrey Energy have a wealth of experience working with LPAs across the South East and will understand their requirements.

SAP CALCULATIONS for Extensions

Most people like lots of light – which means maximising the window and roof light areas. If you build an extension where the glazed area is greater than 25% of the floor area, we can provide you with a cost effective solution to ensure that your planned extension achieves Part L compliance and meets Building Control requirements – without any restriction in the amount of glazing included in the design.

Water Efficiency Calculations

Part G of the Building Regulations require that new dwellings meet the maximum water consumption of 125 litres per person per day. Some local planning authorities have more ambitious targets asa low as 105 litres per person per day.

A number of measures can be taken to reduce indoor water consumption, such as low flow shower heads, low flush WC’s. Our water efficiency calculations are based on the national government calculation methodology.

SAP CALCULATIONS for Conversions

If a building is altered so there is a distinct ‘change of use’ to residential accommodation, then Part L of the Building Regulations outlines the requirements that must be achieved to demonstrate compliance. Surrey Energy can advise on how existing walls, floors and roofs may be upgraded and new elements, such as glazing, heating and insulation, should best be applied to meet the Part L requirements.

Air Tightness Testing

Air tightness is a very important issue in the designing and building of low energy dwellings. Uncontrolled air leakage through the fabric of a building creates heat loss and this reflected very significantly in the results produced by the SAP standard assessment tool.
